Asphalt is easy to maintain but costly to replace!

Why should I seal asphalt cracks?

Proper attention to the cracks will prevent the problem from spreading and double the life of the pavement.  Treating the problem while it is still small will pay big dividends later by defraying costly resurfacing.

Key Benefits

  • Can double the life of most asphalt pavements
  • Prevents the problems from spreading
  • Much more cost effective than replacing pavement

What causes asphalt cement to crack?

Cracks in asphalt cement pavements are primarily caused by shrinkage.  Asphalt cement pavements are made from approximately 94% sand and rock and 6% asphalt.  Standard asphalt is very susceptible to the elements.  Sun, wind, rain, and heat act to oxidize asphalt, causing it to harden and shrink.  When this happens, the pavement breaks at its weakest point first.  Joints along curb lines and cold paving joints are usually the first to go.  Block cracking is also very common.  The pavement cracks at regular intervals, usually transversely, every 30 to 90 feet across the roadway.  Other causes of asphalt cement cracks include a weak sub-base and vehicle traffic too heavy for the design of the pavement.

Is Sealing Cracks Cost Effective?

Proper crack repair procedures can double the life of most asphalt pavements.  A surface which is 5 to 10 years old will usually need a ton of sealant per lane mile and will last up to 10 years.

When Should I Seal Cracks?

The sooner the better.  Any crack in the pavement will allow moisture to penetrate the subsurface.  Even small cracks act as miniature storm drains after a good rain and work to undermine the pavement.

How Do I Do It Right and What Products Should I Use?

Asphalt cracks should be properly routed, cleaned and sealed.  We at Hardrives have used hot pour sealants for the past 16 years and have gained an expertise in the varied sealant application requirements.
